First ‘Whole Farm’ Valuation Service Launches for North of England Farmers
A pioneering, fully integrated valuation service brings together leading specialists in land, property, machinery and livestock to deliver complete "lock, stock and barrel" farm business appraisals.
Farm businesses, in the North of England, can now access a first-of-its-kind, fully integrated valuation service, as H&H Land & Estates formally launches its comprehensive Farm Asset Valuation Team in collaboration with sister company Harrison & Hetherington.
Developed in response to growing demand from farming clients, the new service brings together leading specialists in their fields, land and property valuers, machinery experts and dedicated livestock auctioneers, to provide a complete appraisal of entire farm businesses.
The launch comes at a time when many farming families are reviewing their business structures and long-term plans following changes to Inheritance Tax (IHT) rules and recent Budget announcements. With thresholds and reliefs under increasing scrutiny, having an up-to-date and accurate valuation has never been more important.
Working in collaboration with sister company Harrison & Hetherington, the service offers what many in the industry have long needed: a single, coordinated team capable of valuing every element of a farming enterprise.
Unlike traditional valuations, which often focused solely on land and property, the new approach takes a whole view of the whole business. From land, residential property and commercial premises, to livestock, machinery, equipment and deadstock, every asset is assessed to establish a clear and accurate picture of overall worth.
Janet Flintoft, Associate Director & Chartered Surveyor in the Penrith office, said, "We are seeing a significant rise in demand for full farm asset valuations. Historically, many farmers have only required land and property valuations, but today banks, accountants and families themselves need to understand the true value of the entire business.
"This service is about giving clarity and confidence. Whether it's for succession planning, partnership changes, borrowing, gifting assets, or future sales, timing and accuracy are crucial."
As part of the process, H&H Land & Estates conducts a detailed on-farm inspection. As a qualified valuer Janet will assess land quality, classification, and condition, development potential, diversification opportunities, and any specific rights or restrictions such as common rights, underground services or restrictive covenants. Residential dwellings, holiday accommodation, commercial premises, and farming agreements are all carefully reviewed.
Machinery specialist Auctioneer David Holliday from Harrison & Hetherington will value all plant and equipment, including tractors, implements, and fixtures and fittings, while specialist Livestock & Dairy Auctioneers will provide accurate, market-informed valuations of all stock across dairy, suckler and pedigree enterprises.
By coordinating the process under one umbrella, the team aims to simplify what can otherwise be a complex and fragmented exercise using several different companies.
"Our goal is to make the process as straightforward and stress-free as possible," Janet added. "We work closely behind the scenes so that the farmer deals with a trusted, familiar team, often professionals they already know through our auction and land agency services."
The collaborative approach also supports more informed conversations with banks and accountants. With land values and livestock markets constantly changing, relying on historic figures is no longer sufficient when making key financial or strategic decisions.
H&H Land & Estates believes the launch marks an important step forward for the region's agricultural sector, delivering a pioneering service designed to protect, future-proof, and strengthen farm businesses at a time of significant change.
Farmers interested in arranging a comprehensive valuation of all assets and equipment are encouraged to contact the H&H Land & Estates team to discuss their individual requirements.
